Older homes sit on the streets around historic Main Street. Lake Grapevine wraps the north side, with Meadowmere Park and Oak Grove Park on the shore, and SH 114 and SH 121 carry most of the traffic through town.

City of Grapevine Building Services issues residential permits. Many subdivisions have an HOA whose approval comes first, and homes near historic Main Street can carry their own historic review.
The ground under the posts
Clay across most of the city, with sandier Cross Timbers soils toward the lake. Clay lots need engineered piers under each post, set below the active zone. Sandier lots need compacted, properly sized footings.
